Should I get a radon test? How about a sewer scope?

Radon tests
There’s lots of information available online as to whether a radon test is worth it. Our advice will vary based on the situation (where the property is, who will be living there, etc.), but, in general, our recommendation is typically to get a radon test in Chicago if the property has below-grade living space.
We of course are happy to discuss this with you, so please don’t hesitate to call, text, or email the agent(s) you’re working with on the transaction for further guidance.

Sewer Scopes
Sewer problems can get costly (and disgusting) fast. The best way to avoid issues like this is by getting a sewer scope at the time of your purchase. We typically recommend that anyone buying a home with its own sewer system (like a single-family home or townhouse) invest in a sewer scope.
While sewer systems in condo buildings are usually a shared responsibility, we tend to recommend that buyers of a property with below-grade living space (such as garden apartments or duplex-down units) order a sewer line inspection prior to purchasing the home. In condos, the sewer lines tend to be the responsibility of the HOA, but the owners with below-grade living space typically have the most at risk should the sewer line develop issues.
We recommend that owners of single family homes, townhouses, or smaller condo buildings have their sewer line inspected periodically, especially if the homes are on a property with a lot of trees or similar vegetation. If a condo building, the HOA should be willing to cover the cost of the inspection if conducted in the future (i.e. after you purchase the unit).
